There are almost half as many new buildings near green areas in the capital as on the embankments

The proximity to a park or pond is an important advantage of a residential complex, which has been repeatedly confirmed by surveys of potential buyers. For example, a recent study by analysts of the Metrium agency shows that 43% of buyers of apartments in new buildings consider the presence of a park next to the house where they would like to live to be mandatory. In fact, there are few such new buildings — according to the real estate agency NF Dom, only 8.5% of apartments in new buildings are located within walking distance from the park.
Analysts of Metrium confirm these data: the company estimates the offer within a 15-minute walking distance from the main metropolitan parks of only 36 new buildings. This is almost half as much as the supply of new buildings near urban rivers. Together with experts, we found out why this is happening, and compiled a rating of the most attractive locations for life.
There are many parks, but nowhere to build
The potential for construction within the established residential areas near park areas is almost exhausted, says Sergey Georgievsky, co-founder of the Center Strategic Development Agency, noting that housing can be built next to parks today mainly on the site of reorganized territories as part of the redevelopment of industrial zones with a change in their functional purpose. Due to the scale of such projects, they are implemented for a long time — unlike point-based development, which is extremely rare near parks.
“Inside natural and landscaped areas, any construction that is not related to their direct purpose is prohibited. As for the adjacent plots, restrictions on construction are in effect in the territories located in the immediate vicinity of protected areas and in the coastal zones of rivers. So the limited number of residential complexes near parks has understandable reasons due to the exhaustion of comfortable locations,” the expert explains.
Analyzing the attractiveness of apartments located next to parks, Metrium experts cite the example of new buildings in the Eastern District. For comparison: the average cost per square meter in new buildings located within a radius of 1.5 km from Sokolniki, Losiny Ostrov and Izmailovsky Park is 18% higher than in complexes at a distance from these green areas.

Where to look: from Sokolniki to Poklonka
According to the metropolitan authorities, there are 116 parks in the city, and they differ not only in location and area, but also in the degree of landscaping. In fact, there are not so many large and well-equipped parks (and not just forests) in areas comfortable for living, say market participants interviewed by the editorial board. Analysts of Metrium emphasize that in a situation of real choice, buyers of new buildings necessarily look not only at the neighborhood with a large park, but also at the basic characteristics of the area — and this is at least the transport situation and infrastructure provision.

The attractiveness of the location is provided primarily by the park of the same name, which occupies half of the area of the district and becomes an object of federal significance — the national park “Losiny Ostrov”. According to EcoStandard group, Sokolniki is rated 4 points according to the environmental rating (the cleanest area is 1 point, and there are no such areas in Moscow) and is included in the modest list of Moscow districts with a favorable environmental situation.
Among the advantages of Sokolniki from the urbanist’s point of view is the fact that the area has long been considered historically developed and well-equipped: social, transport and entertainment infrastructure is developed here. “That is why, as well as due to the proximity to the center, the district is one of the most prestigious in the Eastern Administrative District,” Sergei Georgievsky believes.
For all their advantages, Sokolniki has one disadvantage — a shortage of sites for construction. That is why rare modern projects are appreciated especially highly here: according to Metrium, the projected cost per square meter in high-quality new business class complexes in the area will be about 500 thousand rubles, which is due both to the favorable environmental situation in the vicinity of the Central Administrative District and the lack of supply of apartments in this class in the location. NF Group draws attention to the fact that today 100% of the business class offers in the area, which is in open sales from the developer, are apartments. The average selling price in apartment projects is on average 20% cheaper than apartments in the market, given the status of non-residential premises and, as a result, the lack of the possibility of registration and attachment to social infrastructure.
According to Metrium, construction of the first business-class residential complex with apartments in Sokolniki will begin this summer. “The investment potential of the business class project under construction in the area will be determined by the lack of a competitive offer in the location and a limited land bank for new construction. Walking distance not only to the metro, but also to Sokolniki Park and the Yauza River embankment will also affect,” predicts Kristina Nedrya, director of commercial management at STONE (the company is implementing the specified project).
Pokrovskoye-Streshnevo

Pokrovskoye-Streshnevo is another green location that is interesting to buyers of modern new buildings. Thanks to the homestead park of the same name, the environmental indicator of the area is 5 points, which is considered a favorable environment. Currently, active construction is underway in Pokrovsky-Streshnev, including along the border of the park.
However, the park itself is more likely to appeal to lovers of secluded walks: it has infrastructure only around the perimeter, the rest of the area is a forest with paths. There are not many projects under construction in the area, but they are large-scale and include many construction queues. So their customers, who dream of living in a quiet and green place, will have to wait for the construction to be completed.
The average cost per square meter in the residential complex next to the park in Pokrovsky-Streshnev, according to Metrium, is 419.6 thousand rubles.
Ramenki

Ramenka received 6 points in the environmental rating — from the point of view of environmentalists, this is an acceptable environment. The area is being built up very actively. According to NF Dom analysts, 54% of all lots in new business class buildings near parks in Moscow are concentrated in the Ramenka area, next to the Event Park. It should be noted that the park itself is small — it occupies only 1% of the district’s territory. In addition, taking into account the upcoming active settlement in new homes, analysts predict an increase in the burden on infrastructure — both social and transport.
The average cost of new buildings in the area is 693.8 thousand rubles. Such a high price tag is explained by the presence of several premium projects in the offer structure.
Gorky Park

Gorky Park is an iconic location, this metropolitan park is one of the most famous in Moscow. It is located in the Yakimanka district, which is among the top most expensive locations in the capital, so the average cost of a “square” in the primary market here is an order of magnitude higher than in any other area of the city. Zamoskvorechye, Arbat and Khamovniki can compete with Yakimanka in terms of attractiveness for premium development, but there are no parks comparable in size. The average cost of a meter within walking distance from Gorky Park is 1.25 million rubles.
At the same time, it is difficult to overestimate the attractiveness of the location: the park itself is traditionally a place of attraction for both citizens and tourists — there are both cultural and sports facilities here, interesting events are regularly held. In addition, the proximity to the Moskva River is also a significant factor. It is the river in combination with the park that has a beneficial effect on the environmental rating of the area, but their actions are still not enough to classify Yakimanka as an area with good ecology: environmentalists awarded only 7 points (acceptable environment).
Victory Park

Victory Park is also widely known, even outside Moscow. The location has many strengths. Dorogomilovo district, where the park is located, has excellent transport accessibility. This is a solid area with an established reputation and high-quality infrastructure (both social and entertainment), which makes the place very convenient to live in. On the other hand, numerous transport interchanges and a large number of paved areas in the park itself do not contribute to a high assessment from environmentalists — the area received 8 points, and the situation is classified as satisfactory.
The offer within walking distance from Victory Park is mainly represented by high-budget projects. According to Metrium, the average cost of new buildings is 641 thousand rubles per 1 sq. m.

Taking into account all these factors, the interviewed experts identify two locations as the most attractive for life — Sokolniki and Pokrovskoye-Streshnevo. They also differ in relatively affordable prices for new buildings — the figures here are even lower than the average prices for business-class residential complexes near parks in the city (according to NF Dom — 506 thousand rubles). In other areas of the rating, the figures are noticeably higher.
