Expressive architectural volume, futuristic silhouettes of buildings, large glazing area combined with open balconies and terraces throughout the height
If one of the developers tells you that he prefers architecturally modest projects, because architecturally immodest ones are too expensive, do not believe: we are not talking about a multiple increase in cost — rather, it is much more difficult to choose a team capable of implementing “immodest” projects. If they start telling you that it is easier to carry out concepts and approaches implemented in different combinations more than once through all stages of approvals, believe a little more, but also not to the end. Unlike anyone else, the only event projects of their kind that cause heated professional and public disputes are very rarely offered, but it is their appearance on Moscow streets that is especially welcomed by the city authorities today. The daring Red7 premium apartment complex on the Garden Ring, which recently received a conclusion on compliance with the requirements of the project documentation (ZOS), or the ultramodern Emotion business class apartment complex recently presented to the market on the territory of the “Big City”, is proof of this.
Both projects, by the way, belong to Osnova Group of Companies, a developer whom the author of the Emotion concept, the head of the Kamen architectural bureau Ivan Grekov calls fearless.
“A customer who can and wants to make an object “about architecture” is a great value and luck,” says the architect, who managed to work with the “Basis” twice: on the Mirapolis complex, which is actively being built on Mira Avenue, and just on the Emotion complex on Zvenigorodskoye highway.
So architecture, which our distant descendants will call the historical heritage of the first half of the XXI century, creates a combination of the courage of the creator, capable of non-standard solutions, and the courage of the master, ready to weave these solutions into the urban fabric.

From the very moment of its appearance to the general public, Emotion (which Osnova Group implements in partnership with Stylobat Group and “embodies in stone” with the help of project financing provided by Sberbank) has been at the center of discussion. A bright, expressive architectural volume, futuristic silhouettes of four buildings forming a kind of cascade, a large area of glazing combined with open balconies and terraces along the entire height, some kind of unsurpassed architectural power that gives rise to an unexpected feeling of lightness and comfort – and should this be the “gate” to the city center from the “Big City”?
According to Ivan Grekov, they are exactly like this — conceptually daring and at the same time concise, ultramodern and at the same time reminiscent of ancient megaliths, living not only in urban space, but also in urban dynamics.
“When developing the concept, we were based on one of the main points of perception of the project — the movement along the Zvenigorod highway. This is an important urban artery through which a huge flow of people moves, and the construction site of the complex is its landmark point. Here we used the effect of perceiving a sculpture in motion. At some point, the whole object folds into a single plate, and then, when we move forward a little bit, it begins to “unfold”. I call this approach “architectural origami”: this is a stereometric task — to create a spatial sculpture where there is nothing accidental,” says Ivan Grekov. And it is clear why the shareholder, managing partner of Osnova Group Oleg Kolchenko is sure that Emotion cannot leave anyone indifferent.
Of course, in a conversation about “no one will remain indifferent”, you can use other habitually strong arguments. For example, the project is being built in the ecologically attractive Khoroshevo-Mnevniki district, and it is five minutes from the embankment of the Moskva River, stretching from Moscow City to Stroginsky Bridge for more than nine kilometers. A lot of park areas (there are parks “Krylatsky Hills” and “Khodynskoye Field”, and Filevsky, and Moskvoretsky parks, and Serebryany Bor itself), the established social, educational and commercial infrastructure, which is becoming more diverse and saturated every year — what are not the senior trumps?
More? Please: direct access to Zvenigorodskoye highway, TTK and the North-Western Chord, which allows motorists to get to any point of the city without problems. A well-developed network of public ground transport, the Khoroshevskaya metro station and the Khoroshevo MCC, the Presnya metro station, which opens in 2025, is located a five-minute walk from Emotion. River trams, finally, whose route connects 18 districts of Moscow.

If the entire project with its four buildings of different heights (8-27-28 floors) is almost 78 thousand square meters, then almost 14 thousand of them are infrastructure: a six-storey spa center with an outdoor pool, an office center, a conference hall, an amphitheater, a restaurant, a cafe, a supermarket, open only to residents hobby room, a yoga room, playgrounds for children, places for storing strollers and bicycles, a reception with a 24/7 concierge service, and so on. Moreover, Emotion public areas make us talk not only about their versatility, but also about their spectacular design, which is based on bionic natural forms — so the natural continuation of the internal spaces is the private territory of the complex with its built-in fountains, playgrounds and sports grounds and author’s landscaping.
And yet, future residents of Emotion, talking about their house, will probably first of all not talk about its transport accessibility and rich infrastructure, not about the fact that among the 551 apartments you can find functional 18-meter studios, and luxurious 155-meter mansions with terraces and French balconies, and not even about the fact that, living here, it is easy to make up a sports and walking park schedule for a week and never repeat it. No, for its residents and for the whole of Moscow, Emotion is primarily a fundamentally new architectural story. This is a mystery object presented to the city, each time a new one — appearing in the rays of the dawn or sunset sun, embracing the autumn rain or reflecting the cheerful spring clouds. And most importantly, it is a symbol of architectural and development courage, which, as you know, takes and builds cities alone.
