Domklick calculated the median mortgage payment in Russia

The minimum indicators in the segment of new buildings, the maximum — in individual housing construction

The median (that is, half of the sample is less, half is more) mortgage payment for Russian new buildings in July—August 2024 amounted to 34.2 thousand rubles. In the secondary market and in the segment of individual housing construction (IHS), the indicators are higher — 34.8 thousand and 37.4 thousand rubles, respectively, follows from the review of Domclick analysts provided to the editorial office by the press service of Sberbank. The data is based on the transactions of Sber.

The relatively small amount of mortgage payment for new buildings in Domklik is associated with the presence of preferential state programs in this segment. “So, despite the termination of the State Support 2020 program and an increase in the targeting of mortgages for families with children, the percentage of loans [for new buildings] issued on preferential terms in July-August amounted to 94%, of which 81% were Family mortgages,” the review says.

On average, the share of state programs in the primary market exceeds 90% among the leaders in the issuance of savings in the regions, the only exception was Moscow with 87%.

Among the largest regions, the lowest mortgage payment, according to Domclick, is noted in:

  • Chelyabinsk region — 26 thousand rubles.;
  • Voronezh region — 27 thousand rubles.;
  • Volgograd region — 27.3 thousand rubles.
  • Regions with high prices for new buildings have become the leaders in terms of mortgage payments:

  • Moscow — 58.7 thousand rubles.;
  • Moscow region — 47.2 thousand rubles.;
  • St. Petersburg — 42 thousand rubles.

    In the secondary market, the median mortgage payment amounted to 34.8 thousand rubles. The lowest payments among the largest regions were noted in the Volgograd Region (28 thousand rubles), the Perm Territory (28.5 thousand rubles) and the Republic of Bashkortostan (28.9 thousand rubles). The maximum indicators, as in the situation with new buildings, are in Moscow (73.7 thousand rubles), the Moscow region (52.3 thousand rubles) and St. Petersburg (46.6 thousand rubles).

    Domklick notes that, despite high mortgage payments, Moscow and the region are still leading in demand for secondary real estate. “So, in July-August, more than 7.3 thousand transactions were concluded in the ready—made housing market in Moscow and the Moscow region, while in other major regions the number of transactions lies in the range of up to 3.2 thousand,” the study notes.

    Mortgage costs in the residential housing segment are higher

    The median mortgage payment for a private house is higher than in new buildings and in the secondary market of multi—family housing – 37.4 thousand rubles per month. Domclick notes that the share of state programs in the segment is 93% on average in the country, and from 80% in large regions.

    The lowest values of the median mortgage payment were noted in the Nizhny Novgorod (30.1 thousand), Omsk (30.3 thousand) and Novosibirsk (30.7 thousand) regions. “In terms of the amount of mortgage payment, the situation in the Moscow region and in other megacities is different. If in the capital the payment for the construction of a house in a mortgage is significantly lower than in the market of primary and secondary apartments, then in most of the largest regions, on the contrary, individual house construction remains the most expensive segment of housing,” concludes Alexey Leipi, director of the Domklik division of Sberbank.
