Daily rental of country houses is common only in large agglomerations, tourist locations and southern regions of the country. Moreover, the locations with the largest supply and the locations with the most active demand, to put it mildly, do not coincide

The beginning of summer, the end of the week — it’s time to talk about the state of affairs in the market of daily rental of country houses. In general, according to the calculations of CIAN*, this is far from the largest of the existing rental markets: according to experts, on average, only 5% of the daily supply in the country is for houses, while apartments account for 81%, and another 13% for rooms. Of course, there are leading regions in which the proportion of houses on offer is completely different: in the Leningrad region — 31%, in the Altai Republic — 39%, in Karachay-Cherkessia — 38%, in Adygea — 30%, in Karelia — 28%.

“Apartments also occupy the first place in the structure of potential demand, but their share is already 72%. Houses are more popular than rooms — they account for 27% of views, whereas rooms account for only 1%. At the same time, ads for renting houses are the most “viewed” on the daily rental market, there are the most clicks per ad,” CIAN says.

In a number of regions, daily rent of houses is even more popular than daily rent of apartments — these are Leningrad (the share of houses in the demand structure is 87%), Moscow (72%) and Tver (63%) regions, as well as the republics of Altai (73%), Karelia (72%) and Adygea (65%). High demand for daily rent of houses is observed in Vladimir, Novgorod, Ryazan, Ivanovo, in short, in the regions located around the capital regions.

For reference: in Moscow, houses account for 9% of demand, in St. Petersburg – 6%, although houses in the supply structure account for only 0.4% of all lots in the daily rental section. It is noteworthy that in the Krasnodar Territory, where the climate is conducive to living in a house by the middle of spring, the share of houses in demand is only 19%, CIAN experts say.

Probably, few people will be surprised by the conclusion that the market for daily rental of houses is unevenly developed, and this segment is most powerfully represented in metropolitan agglomerations and places with a large tourist flow. Two of the three objects presented have a residence permit in one of the ten regions of the country: Krasnodar Territory, Republic of Crimea, Moscow Region, Republic of Dagestan, Leningrad Region, Republic of Karelia, Karachay-Cherkess Republic, Stavropol Territory, Kemerovo Region and Kaliningrad region. Moreover, and this is not surprising again, the leader (Krasnodar Territory) and the top 3 (which also includes Crimea and the Moscow region) stand out by a large margin.

However, as the CIAN emphasizes, the list of leading regions in terms of the number of ad views differs from the list of leaders in terms of the number of lots submitted (only five subjects match). In the first place is the Moscow Region, which accounts for a third of all potential demand, followed by the Leningrad Region and Moscow. In addition to the two metropolitan regions, the demand for daily rental of houses is concentrated in the southern tourist regions — the Krasnodar Territory and the Crimea, in regions with millions of agglomerations — Tatarstan and the Sverdlovsk region, as well as in the Tver region and Karelia, popular with tourists. In total, the top 10 leaders account for 74% of all ad views in the country.

Finally, about prices. Average daily rental rates for country houses in Russia are slowly growing. This June, renting a house (we emphasize once again, the national average) will cost 10.1 thousand rubles per day — 5% more expensive than a year earlier. And the one who thinks that the most serious prices are somewhere in the Krasnodar Territory or all in the same Karelia is mistaken. No, they are most serious in the regions of the Far East with their high cost of living: in the Kamchatka Territory it is 21 thousand rubles per day, in the Khabarovsk Territory — 19 thousand rubles, in the Sakhalin Region — 17 thousand rubles, in the Primorsky Territory — 14 thousand rubles. Well, the Moscow region is also on the list of leaders (in Moscow — 19 thousand rubles, in the Moscow region — 14 thousand rubles) and the Novosibirsk region (14 thousand rubles).
