Over the year, suburban real estate in Russia has risen in price by almost a third. This follows from the Avito Real Estate research. Against the background of rising costs, sales of houses outside the cities collapsed by 24%.

At the same time, citizens began to rent cottages and country houses more often, and for a long time. Rental demand has increased by almost 10%.

I know I have a lot of friends who book a room for three months. And because people want to relax, but they no longer have the opportunity they used to have. This is the first factor. And the second reason why there is still a lot of demand is because people want to experience various cataclysms that happen in large cities, outside the city, you know, where there is a column, just in case. And this is also due to the fact that expensive real estate, for example, Rublevka, New Riga, is now for sale because people have gone abroad. And it is clear that it is the luxury segment that is most under threat now, because those who could afford to rent 500-600 thousand rubles a month probably still do not live in Russia, and this segment is now the most affected, but economy and business class — they will develop and next.”

According to experts, stagnation in the suburban real estate market has been observed since the pandemic. Then everything that was sold earlier was bought in the shortest possible time, large developers did not enter the market due to rising prices for building materials and the departure of companies. And in fact, there are still few offers.
