Demand for apartments on the secondary market in St. Petersburg and the Leningrad region fell by 14% compared to the first half of 2023 — a total of 59.3 thousand transactions were recorded in the Federal Register. According to the St. Petersburg Real Estate Consulting Center, this led to a fixation of the average price on the secondary market — since April 2024, it has practically not grown.
At the end of the first half of 2024, the average price at which apartments were sold on the secondary market in St. Petersburg amounted to 210.9 thousand rubles per m2, and in the Leningrad region — 133.8 thousand rubles per m2. Compared to the first half of 2023, the meter rose in price by 20.5 thousand rubles (11%) and 4.1 thousand rubles (3%), respectively. At the same time, the average price per square meter in the transaction, according to St. Petersburg Real Estate, in St. Petersburg remained at the level of July 2023 and amounted to 185.3 thousand rubles, and in the Leningrad Region decreased by 4% to 137.6 thousand rubles. This is due to the fact that a decrease in consumer activity has prompted sellers of second homes to act more restrained and only slightly adjust their prices.
Since April 2024, sellers have practically not raised prices for their properties, since demand is declining due to high mortgage interest rates, in addition, they are ready to negotiate with buyers and make concessions.
“In the 1st half of 2024, the average discount on an apartment at the completion of the transaction was 5-6% of the initial cost of the object,” comments Olga Trosheva, director of the St. Petersburg Real Estate Consulting Center. This is influenced by competition from developers, and the desire to sell the apartment faster.
In the second half of the year, demand in the secondary market is expected to increase due to the abolition of preferential mortgages and the alignment of conditions with the primary market, the expert believes.
