In April 2024, about 7.4 thousand apartments were purchased in the St. Petersburg agglomeration, which is 37% more than in the same period last year, analysts of the St. Petersburg Real Estate Consulting Center estimated.
In total, demand increased by 40% in January–April compared to the same period in 2023. In total, 25.9 thousand apartments were sold during this period, while the activity of buyers increased from month to month: from 5 thousand transactions in January to 7.4 thousand transactions in April.
According to Olga Trosheva, director of the St. Petersburg Real Estate Shopping Center, preferential programs support demand, and high interest in them remains in the second quarter. “After the completion of the state program, the market will begin to rebuild, various factors will influence the development of events — new mortgage conditions, the introduction of targeted support measures, the size of the key rate,” she said.
Changes in the mortgage market have forced developers to look for new ways to attract buyers, in particular, installments are now offered on the market without increasing the cost, with the ability to fix the cost of an apartment and a down payment of 20%.
Prices on the primary market have hardly changed in the first four months — in the mass market, the growth was about 1.1%, as a result of which, at the end of April, the average price per square meter in St. Petersburg is 237 thousand rubles, in the Leningrad region – 148 thousand rubles.
