The districts of New Moscow with the largest decrease in housing prices in February have been named

The first three were the settlements of Moskovsky, Novofedorovskoye and Ryazanovskoye

The first place in the ranking of New Moscow locations with the most noticeable increase in the average price of 1 sq. m. m in the market of new buildings in February 2024 occupies the area (settlement) Moscow. The average price of the “square” decreased here by 2.3% compared to January and amounted to 272.5 thousand rubles, analysts of the Est-a-Tet real estate agency calculated for RBC-Real Estate.

Novofedorovskoye settlement took the second place with a decrease of 2.1%, to 162 thousand rubles. The third place in the settlement of Ryazanovskoye: the average price of 1 sq. m. m in this area is 227 thousand rubles, which is 1.5% less than in January.

Vnukovo settlement is in the fourth position with an increase in the average price of 1 sq. m. m by 1%, up to 276.1 thousand rubles. Desenovskoye closes the top five: +0.6%, up to 237.6 thousand rubles.

The largest decrease in the average price of the “square” was recorded in the settlement of Kokoshkino (-1.7%, up to 222.2 thousand rubles).

Roman Rodiontsev, Moscow Director of Est-a-Tet Development, explains the leadership of the settlement both by the increase in the construction readiness of new buildings in the area and by the entry into the market of lots with a higher average price.

According to the real estate company Metrium, by the end of 2023, the average price of 1 sq. m. m in the primary market of New Moscow (apartments and apartments) amounted to 242.18 thousand rubles. It has grown by 7.5% over the year.
