Over the year, suburban real estate has risen most noticeably in the Pavlovo-Posadsky urban district
In February 2024, Pavlovo-Posadsky city District took the first place in the ranking of locations in the Moscow region in terms of annual growth in the cost of country houses suitable for year-round living. The average cost of such an object at the end of February amounted to 2.9 million rubles here, which is 55% more than in February last year, analysts of Incom-Real Estate calculated for RBC-Real Estate.
In second place is the Mozhaisky urban district, where the country lot has risen in price by 32% over the year, to 2.44 million rubles. The third place with an increase of 28% was taken by the city district of Voskresensk (up to 3.04 million rubles per object).
Balashikha is in the fourth position (+21%, up to 13.02 million rubles), Taldomsky is in the fifth position (+19%, up to 1.77 million rubles).

Dmitry Taganov, head of the analytical center of Inkom-Real Estate, explains the leadership of the Pavlovo-Posad district with a small volume of supply, as well as a low average lot price a year ago. The growth in demand for facilities in a relatively small budget provided the district with a rise in price of more than 1.5 times.
According to a study by the consulting company RRG, the potential demand in the segment of individual housing construction in Russia may amount to 2.4 billion square meters, in the Moscow region — 340 million square meters.
