The average cost of a typical house in Shatura, as the study showed, is ₽4.2 million — almost seven times less than in the price-leading Odintsovo
The minimum cost of a country house in the Moscow region in March 2024 was noted in the east and south-east of the region, follows from the Domclick market review provided to the editorial office by the Sberbank press service. Shatura, Yegoryevsk and Orekhovo-Zuyevo made up the top three in the rating of cities with low prices for suburban facilities.
The average cost of a typical house in Shatura, as the study showed, is 4.2 million rubles. — this is the lowest indicator in the region. The second place with 5 million rubles for the object is occupied by Yegoryevsk, the third with 5.7 million rubles is Orekhovo—Zuyevo. The top ten also included:
- Taldom — 5.8 million rubles.;
- Zaraysk — 5.9 million rubles.;
- Kashira — 6.8 million rubles.;
- Shakhovskaya — 7.1 million rubles.;
- Voskresenskoye — 7.1 million rubles.;
- Lukhovitsy — 7.5 million rubles.;
- Stupino — 8 million rubles.;
- Kolomna — 8 million rubles.

Statistics are provided on the prices of the offer on the Domclick showcase in the first half of March 2024. Cities of regional subordination (OP) with an administrative territory, cities of regional subordination without an administrative territory, urban-type settlements (towns) of regional subordination with an administrative territory and BUT (closed administrative-territorial formations) were taken into account. For each locality, analysts calculated the median cost of a standard country house with an area of 150 sq. m.

“The main reason for the relatively low cost is the considerable distance from the regional center. For example, the road from Yegoryevsk to Moscow takes about four hours by car, the review explains. “In addition, both the class of housing offered and the existing infrastructure are inferior to houses in the near Moscow region.” In other locations, the average cost of a country house exceeds 8 million rubles, analysts at Domclick say. The highest rates were recorded in Odintsovo, Krasnogorsk and Istra. A standard country house in these settlements costs 28 million, 27 million and 22 million rubles, respectively. The top 10 most expensive districts included Korolev (19 million rubles), Mytishchi (18 million rubles), Lobnya (17 million rubles), as well as Dolgoprudny, Dubna and Khimki (15 million rubles each).
Analysts have studied the dynamics of prices for suburban real estate near Moscow. As the study showed, the increase was mainly noted in settlements with an average price level. For example, in Solnechnogorsk, the year—on—year increase was 17%, in Voskresensk — 15%, in Ramenskoye – 12%, in Dmitrov – 10%.
In locations where elite suburban development prevails, prices, on the contrary, decreased: in Istra — by 21%, in Odintsovo — by 18%, in Krasnogorsk — by 10%.

Similar ratings were compiled by Domclick analysts for the Leningrad Region. The minimum prices were noted in the cities of Boksitogorsk (3.1 million rubles), Shales (3.9 million rubles) and Kirishi (4.1 million rubles). “The reason is the great distance from St. Petersburg. So, Boksitogorsk is located 250 km from the Northern capital, which is a four-hour drive by car. Shales and Kirishi are also far away — 160-180 km,” the review explains. The maximum figures are in Vsevolozhsk (13.6 million rubles), Vyborg (13.4 million rubles) and Priozersk (13.3 million rubles).

As for price dynamics, the maximum growth was recorded in Kirovsk (+21%), Volkhov (+18%), Kirishi (+18%), Sosnovy Bor (+14%) and Priozersk (+12%).

At the end of last year, Domclick compiled a rating of the regions with the lowest prices for houses and land plots. Then the Smolensk, Pskov and Novgorod regions topped the list.
