From the ultramodern technopark in Skolkovo to the restored mansions 160 meters from the Red Square

In recent years, Moscow has become a place where the most striking buildings on the planet appear. In search of trends in architecture of tomorrow, the creators of new houses are increasingly looking at the capital of Russia in search of inspiration or ideas for rethinking. In anticipation of new objects that will become symbols of architecture in the coming years, the editorial board of RBC-Real Estate has collected five bright projects that push the usual boundaries and surprise even sophisticated fans of urban aesthetics with their appearance.
Sberbank Technopark in Skolkovo
The ten-storey building of the Sbera Technopark in the Skolkovo Innovation Center will become an example of neo-futurist style. The concept of the project was developed by the British bureau of Zaha Hadid. Her works are distinguished by fluidity, smoothness of shapes, abundance of curved lines and glass — and the megaproject for “Sber” will not be an exception.

The huge complex with an area of more than 266 thousand square meters will be covered with a translucent facade from the outside. Inside, the building will be divided into two parts by a wide tunnel with connecting passages. A lot of free spaces will provide high horizontal and vertical permeability of the building, due to which the object will be filled with light and space. A striking element of the interior design will be the main column with a height of 50 m in the form of a tree. Similar shapes will be located on the street and decorate the green area near the building with a park and a fountain.
The main task of the multifunctional platform will be to promote the bank and its products in the financial and technological environment. The building of the Sbera Technopark will house a business incubator, meeting rooms, areas for presentations and communication with clients. Great importance will be paid to the comfort of 14 thousand employees who, according to the plan, will work in the technopark. They will be equipped with places for sports, a relaxation library, 24 cafes and restaurants and even their own hotel. It is planned to complete the construction of the technopark in 2025-2026.
Lavrushinsky House
The bionic facade has become a distinctive feature of Lavrushinsky, an elite residential building just a kilometer from the Kremlin. The project of the company Sminex with an abundance of curved balconies and glazed windows will surprise with an extraordinary smoothness of shapes. The building under construction is already attracting attention both with its exquisite facades and its size — this is the tallest new house on Yakimanka, known for its low-rise buildings. Lavrushinsky is the only new house in the capital, most of the windows of which will offer panoramic views of the Kremlin, the Cathedral of Christ the Savior and St. Basil’s Cathedral.

The house is located in the middle of a 1.4-hectare courtyard park, the largest in the elite real estate segment of the capital. In it, the developer creates a fountain, a pond, a stream, “green rooms” for measured rest, areas for games and creativity of children. By the way, there will be an area for experimenting with water on the playground at home. Public spaces will also provide a high quality of life in Lavrushinsky. The project will have its own fitness center with a swimming pool and spa, as well as luxurious lobbies for relaxation and meetings.
109 types of planning solutions are presented in Lavrushinsky. There are 12 penthouses among the lots: four of them have a private pool, three are two—storey with a second light. A special chic is the villas with patios, private pools, terraces and private entrances. Sminex will put the house into operation and begin issuing keys to residents in 2024.
Museum of the Novodevichy Monastery
In honor of the 500th anniversary of the founding of the Moscow Our Lady of Smolensk Novodevichy Monastery, an exposition and exhibition museum center will be built in the capital, which will become part of the structure of the State Historical Museum. A four-storey building will be erected in Khamovniki, not far from the monastery itself.

The object with a total area of more than 10 thousand square meters will be executed in the style of neobrutalism. This is how the architects will pay tribute to the monumental architecture of the monastery. The color of the museum’s walls — contrasting terracotta and white – will also be a reference to the ancient monument. The spacious and bright exhibition halls inside the complex will be connected by spiral staircases located around a central two-light showcase.
By the opening of the museum, the main exposition dedicated to the 500th anniversary of the founding of the monastery will be created. The center will also have a department of ancient Russian painting, a lecture hall with 140 seats, and spaces for interactive classes and meetings. The museum will be able to receive up to 400 visitors per day. Guests of the complex will relax in a cafe, as well as on the square near the museum. The yard will be decorated with trees, shrubs and lawns. The museum will open in 2024.
The campus of the school “Letovo.Junior”
The new campus of the Letovo school will be built on the territory of the Innovative Scientific and Technological Center of Moscow State University Vorobyovy Gory, and one look at this project makes it obvious that this is a real school of the future. Each campus object will be distinguished by an unusual architecture: buildings with a large amount of glazing, with smooth or, conversely, emphasized geometric shapes, as well as colorful facade elements, as if embodying the ideas of science fiction writers about education of the XXII century. The appearance of each module is dictated by the functional role of the space: the preschool department will become a children’s town, the elementary school — a greenhouse, the secondary school — a technological hub in the form of a block constructor.

The school for 960 students is equipped with special spaces for children. Here they will be able to develop their creativity, technical and engineering competencies, and concentrate on their favorite disciplines. So, in the buildings there will be an astrolectory for studying astronomy, greenhouses for future plant growers, a cookery for children who are passionate about cooking. And this is not only functional, but also architectural content: each such class was originally designed for its own special task.
In the project “Letovo.Junior” also planned areas for introducing children to art. The project will include a multimedia complex with 25 seats for watching films, an assembly hall with 450 seats with professional theater equipment, ceramic workshops, photo and video zones for creating content. And for sports activities, they equip a hall for volleyball, football, basketball, tennis, badminton, dance and martial arts studios. It is expected that the first classes at the new campus will be held in 2025.
Collection of club mansions “Ilyinka 3/8”
Seven exquisite mansions are located in a quiet Bogoyavlensky Lane, 160 m from Red Square. They are also being built by the company Sminex, which in 2024 will account for a quarter of the total volume of luxury real estate in Moscow.
Ilyinka 3/8 is a successful combination of historical heritage and modernity: the developer delicately restores three 19th—century mansions, and builds four more himself. The historical part of the collection consists of three buildings of the ensemble “Warm Shopping Malls” — buildings of the end of the last century with an expressive appearance. Here, Sminex restores brickwork and vaults, makes new stairs and ceilings. The mansions will have natural oak doors and classic arched windows according to authentic drawings.

The developer builds modern buildings in the neo-Russian style. The mansions are stylized to resemble ancient Moscow chambers and courtyards: the facades will be made of natural stone with accents of patinated brass, windows made of precious wood will be complemented by exquisite brass inserts. Each mansion is decorated with bas-reliefs of mythical creatures. The bird of Paradise Sirin represents the joy of being. The griffin, located at the entrance, symbolizes dominance, the Lion — strength, Pardus — grace.
The collection of club mansions “Ilyinka 3/8” will surprise you with a special chamber atmosphere. This effect is achieved due to the small number of lots: the buildings have from 1 to 20 apartments with fireplaces, heated terraces and ceilings up to 6 m high. Not only architecture, but also luxury content will add a special status to the project. Ilyinka 3/8 has its own closed territory, a cozy courtyard garden, a lounge with exquisite furniture and decorative elements, a fitness room for residents only and a convenient underground Parking. It is planned to put Ilyinka 3/8 into operation by the end of 2024.
