According to the results of the first quarter of 2024, the total leasable area of light industrial format facilities in St. Petersburg amounted to 65.1 thousand square meters. m. Of these, Class A production and warehouse complexes accounted for 21.2 thousand square meters, the rest (43.9 thousand square meters) – for class B facilities. In total, from January to March 2024, two buildings with an area of up to 1.5 thousand square meters were put into operation in the Lomonosovsky Industrial Park.

In March 2024, the construction of lightindustrial facilities on the territory of the Kievskoye-95 industrial park with a total area of 58 thousand square meters was announced. The project can become one of the largest complexes of this format in the warehouse real estate market of the Northern capital. The NSK Group of companies also announced the construction of a light industrial facility with an area of about 50 thousand square meters in the Razmetelevo industrial Park.

Interest in the developing light industrial format is growing in St. Petersburg. Among the key market players are ILR Construction (Prombox) and First Basis (Workshop). The largest existing projects include the Lomonosovsky Industrial Park, where at the end of March the total area of commissioned buildings amounted to 6.5 thousand square meters. m.

In the market of St. Petersburg and the Leningrad region, there are mainly free-standing blocks with an area of up to 1,500 square meters, which can be divided. They account for 63% of the current supply volume. The period of exposure of such blocks in operating complexes does not exceed two to three months after commissioning.

The cost of construction of light industrial class A facilities in St. Petersburg and the region is 70-75 thousand rubles per square meter (excluding VAT).

The main demand for lightindustrial format facilities in St. Petersburg and the region is presented by end users, small and medium-sized businesses in the field of production, distribution and logistics, who prefer to purchase premises as property rather than rent. So, the sale price of a ready-made lightindustrial class A object is 100 thousand rubles per square meter excluding VAT, and class B is 65 thousand rubles per square meter excluding VAT.

The main volume of demand is formed by small and medium-sized businesses, which instead of outdated hangars choose high-quality facilities with good engineering and convenient transport accessibility. At the same time, private investors are beginning to be interested in the format, so we can expect the market to develop in a similar direction to Moscow, where the share of investors in the total demand for light industrial premises is about 30%.”
