In 2023, the offer of flexible office spaces in St. Petersburg was supplemented with six new projects for 1.4 thousand jobs with a total area of 8.8 thousand square meters, which is 1.8 times less than in 2022. At the same time, nine flexible spaces for 1.2 thousand jobs were closed, two of which were temporarily (for reconstruction), and seven were reformatted into classic offices.In total, by the end of 2023, 57 flexible spaces for 10.3 thousand jobs are operating in the Northern capital. Of these, 15.1% are vacant, which is 11.9 percentage points lower than the final values of 2022.In 2024, it is expected to open nine new flexible office projects for 1.8 thousand jobs. These are the data of the consulting company NF Group.

By the end of 2023, 57 flexible offices with 10.3 thousand jobs are operating in St. Petersburg. The Central District accounts for 34% of the existing areas, as well as 47% of all planned openings in the next two years.

In 2024, it is expected to open nine new flexible office projects for 1.8 thousand jobs with a total area of 11.6 thousand square meters. m. Among them are seven network and two non-network sites.A significant event on the market will be the opening of the MultispacePravda project, where tenants will be offered a unique concept for the St. Petersburg market of a technologically flexible office space where digital solutions are integrated into working and public areas.

The city has opened: Ofix Sennaya in the Peak shopping mall, & place in the SENO public space, Buffer 21 in the historical center of the city, Park Page as part of a residential complex. During the year, nine flexible offices were closed for almost 1.2 thousand jobs, which was a record value over the past eight years. Two projects were temporarily closed for reconstruction, and seven were reformatted into classic offices.

Regina Voloshenko, Director of the Office Real Estate Department at NF Group in St. Petersburg: “The market for flexible office spaces in 2023 developed modestly: the number of projects released is two times less than a year earlier. At the same time, the number of closed non-grid facilities broke an eight-year record. Against the background of stable demand and a small volume of new projects, we observed a decrease in free supply. Thus, at the end of the year, 15.1% of jobs remained vacant in St. Petersburg flexible offices, and a year earlier this value reached 27%.

The weighted average rental rate for a fixed workplace in network spaces at the end of 2023 amounted to 20.1 thousand rubles/month, which is comparable to the values of the same period in 2022. The weighted average rental rate for a non-fixed workplace was 15.1 thousand rubles/month.

The highest weighted average rental rates are observed in the Admiralteysky, Krasnogvardeysky and Central districts of the city. Petrogradsky district, popular among tenants, is in sixth place due to the large volume of supply. The minimum rates are marked in locations far from the center — Vyborg and Kirov districts.
