According to the results of the first quarter of 2024, the volume of office rental transactions in Class A and B business centers in St. Petersburg amounted to 103 thousand square meters. Compared to the first quarter of last year, demand increased 2.6 times, according to Maris analysts.
According to their data, 37% of the gross demand volume in three months was accounted for by only two large transactions — several floors in the Flanders Plaza office center on Tashketskaya Street were occupied by Sovcombank structures, and Tinkoff Bank completely occupied Ferrum II business Center on Sverdlovskaya Embankment. The second deal was called the largest in the rental market for IT offices in the city (and the second largest for the entire office market in St. Petersburg).
According to RBC, the main demand for offices in the first quarter was formed by the financial sector of the economy, which continues to actively increase capacity in the field of security and IT infrastructure. For example, the developer “Airplane” rented three floors in the Renaissance Plaza business center on Marat Street. At the same time, demand from IT companies and enterprises in the oil and gas sector has decreased.
According to Maris, the leasable area of class A and B office centers in the city in January-March 2024 amounted to 4.2 million square meters. m. Of these, the area of class A business centers is 1.4 million square meters, class B is 2.8 million square meters. m.
During the quarter, three office buildings were commissioned (Reforma, Lakhta Plaza and K-37, all of them belong to Class B), with a total leasable area of 33.1 thousand square meters. m. This is 32.5% lower than the results of the first quarter of 2023. By the end of the year, developers announced the commissioning of about 62 thousand square meters of office space (-37.5% compared to 2023), subject to compliance with the construction deadlines.
