The St. Petersburg Real Estate Consulting Center summed up the results of the first half of 2024 in the business class residential real estate market.
According to analysts, from January to June, 1.7 thousand apartments were sold, which is almost comparable to the figures for the same period last year – then the volume of demand amounted to 1.6 thousand transactions. At the same time, more than half of the transactions in this half-year were carried out with installments.
“If last year business-class housing was bought in approximately equal proportions both with a mortgage and in installments – 45-46% in the structure of our company’s transactions, then in the first half of 2024 buyers more often chose installment programs,” said Olga Trosheva, director of the consulting center.
According to her, from January to June 2024, the share of such transactions reached 53%, the share of mortgage transactions – 42%.
“At the same time, the active growth of installments was shown at the beginning of the half-year, at a time when developers were launching attractive conditions for buyers, in May-June, against the background of the completion of the program with state support and the expectation of changes in the conditions of family mortgages, the share of mortgage sales increased,” the expert added.
