New buildings in all districts of St. Petersburg are more expensive than secondary real estate

Experts of the real estate agency “Pride Group” analyzed the price difference in new buildings and in the secondary market of St. Petersburg. 

In June 2024, the average price per 1 sq. m. in the primary real estate market of St. Petersburg reached 247.7 thousand rubles. Since the beginning of this year, this indicator has increased by 4.2% or by 9.9 thousand rubles.

In the secondary housing market of St. Petersburg, the average price per 1 sq. m. by the summer of 2024 increased to 202.8 thousand rubles. Over the past six months, this parameter has also increased by 1.45% or 2.9 thousand rubles.

At the moment, in all districts of St. Petersburg, a square meter in new buildings in the city is estimated higher than a square meter in the secondary market.

Now the most significant difference between the price in the primary and secondary markets is noted in the Central district of the city. Here this difference is 203 thousand rubles. So, the average price for 1 sq. m. in new buildings in the Central district is 462.1 thousand rubles, and the average price for 1 sq. m. of the secondary market is 258.8 thousand rubles.

The most modest difference between the price per 1 sq. m. in new buildings and on the secondary market in June 2024 was recorded in the Resort area. This difference now amounts to 5.2 thousand rubles. So, the price in the secondary market is now at the level of 188.4 thousand rubles, and in the primary market this parameter is 193.6 thousand rubles.

Experts of the real estate agency “Pride Group” note that the most significant increase in the difference between the price of primary and secondary property was recorded in the Admiralteysky district in six months. At the moment, 1 sq. m. in a new building in the Admiralteysky district is estimated at 91.2 thousand more expensive than a secondary “square”. In six months, the growth amounted to 51.9 thousand rubles. So, now the average “square” in new buildings of the Admiralteysky district is estimated at 358, and the average price per 1 sq. m. in the secondary market is estimated at 266.8 thousand rubles.
