In the summer of 2024, the load of apart-hotels in St. Petersburg again exceeded the load of classic hotels

According to the results of the summer of 2024, the occupancy rate of apart-hotels in St. Petersburg amounted to 88%. According to Hotel Advisors, analysts record a slight increase (+1%) in the indicator compared to the same period in 2023, when the occupancy rate reached 87%.

At the same time, in 3-4-star hotels, the occupancy rate was 84.2% and 83.8%, respectively. According to market experts, the increase in popularity of apartments in the short-term segment is justified by an increase in domestic tourist traffic. According to the Ministry of Economic Development, 4.95 million people visited St. Petersburg in the first half of 2024, which is almost 20% more than a year earlier. 

“The final figures for the utilization of urban apartment hotels in the summer period indicate, among other things, an increase in interest in St. Petersburg from tourists. There are several reasons for the increased demand for accommodation in apartment complexes. Firstly, this is the best option for the price-quality ratio. Secondly, often a tourist, choosing accommodation in an apartment hotel rather than in a classic hotel, receives a number of additional bonuses and services without spending extra money on it. Well, I would like to note that apart-hotels remain a promising segment of real estate from an investment point of view. This means that the increase in occupancy rates increases the attractiveness of apartment complexes. I would like to add that the recording of pre-booking of apartments, meeting rooms, coworking, conference rooms and offices has already started at the Well Apart-hotel, the grand opening of which is scheduled for October 2024,” said Dmitry Sheremeta, head of the Well Management Company.

Along with the growth of the tourist flow in the city, the volume of the offer of apartment hotels is also increasing. According to NF Group, according to the results of the first half of the year, the indicator amounted to 45 objects with a total number of 8.2 thousand units, of which 7.7 thousand units accounted for rooms sold to retail investors. According to analysts, by the end of 2024, it is planned to open 14 complexes of service apartments in the city with a volume of 4 thousand units, including the Well apart-hotel from Formula City.
