Compared with July 2024, the main indicators increased: the average price per 1 square meter — by 0.4% (to 281.8 thousand rubles), the number of residential complexes in sale — by 1.8% (to 278 units), the number of lots in sale — by 5.9% (to 39.2 thousand units).
The following parameters decreased: the average lot area — by 1.4% (up to 47 sq. m.), as well as the average purchase budget — by 1.2% (up to 13.23 million rubles).
Developers of St. Petersburg in August offered a lot with an average area of 47 sq. m. m on average for 13.23 million rubles, or 281.8 thousand rubles/1 sq. m.
In economy and comfort classes, compared with July, the average price of 1 square meter increased by 1.4% (to 231.75 thousand rubles), and the average purchase budget increased by only 0.2% (to 9.83 million rubles).
In high-budget new buildings, the average purchase budget decreased by 0.8% (to 27.71 million rubles), and the average price of the “square” increased by 0.3% (to 418.13 thousand rubles).
3 new projects have been put on sale: Monodom Art, “Litera”, “Comfort”. Also, 11 new buildings have been put into operation in new buildings that are already being implemented.
Annual dynamics
In annual terms, the number of residential complexes on display increased by 4.1%, the number of lots on sale decreased by 6.4%, and the average lot area increased by 2.5%. At the same time, the average price of the “square” increased by 5.7%, and the average purchase budget increased by 3.0%.
Over the past year, the average price of 1 square meter in new buildings of economy and comfort classes increased by 7.8%, and the average purchase budget increased by 8.7%. In business, premium and elite class projects, the price of 1 square meter increased by 15.5%, and the average lot budget increased by 15.6%.
