The experts of the Nevsky Prostor real estate agency analyzed the price dynamics in the secondary real estate market of St. Petersburg.

In March 2024, the average cost per square meter in the secondary market of St. Petersburg reached 211.6 thousand rubles.

This year, from January to March, the average cost per square meter in the secondary market of the city decreased by 5.57% or by 12.4 thousand rubles. So, in the first month of 2024, the average price was at the level of 224.2 thousand rubles.

For the year from March 2023 to March 2024, the average price per 1 sq. m. in the secondary housing market showed an increase of 10.71% or 20.4 thousand rubles.

Today, the average cost of an object in the secondary market of St. Petersburg is 9.49 million rubles.

Alla Shinkevich, General Director of the Nevsky Prostor Real Estate Agency:

— Over the past year, real estate prices in St. Petersburg have indeed increased slightly, but they are already beginning to show a downward trend, although not too actively. In January, the number of transactions remained high due to delayed decisions from the end of the previous year, but by February and March there was a noticeable decrease in the number of sales. Apparently, many sellers are trying to lower prices in order to be able to sell objects on time, especially to those who especially need it.

The cost of apartments in general has fallen slightly since the beginning of the year, this does not apply to all types of housing. It is important to note that the cost of secondary housing in the long term continues to grow anyway. Unique apartments in new buildings or point-built facilities, where competition is low, keep their price stable. At the same time, mass construction and low-quality housing, for example, five-storey buildings or apartments in areas such as Murino and Kudrovo, have undergone price reductions due to high competition and a large number of similar offers.

However, using the example of some objects, such as a new house near Begovaya metro station or housing on Vasilyevsky Island, it is clear that high-quality housing in unique locations continues to be sold expensively.

So it would be wrong to talk about a massive drop in prices in the entire market, but the average cost per square meter has really decreased. This suggests that the St. Petersburg real estate market continues to be dynamic, and there are various trends affecting different market segments in different ways.
