“First of all, you need to find out the category of the land you like,” says the expert. “Ideal for the construction of a private house are plots with a purpose for individual housing construction. It is also possible to build a house on agricultural land, but it will not be possible to register in it, and in certain categories of land, the construction of a private house is generally impossible.”
Next, you need to check the presence of underground utilities (cables, pipelines, etc.) under the site. “The owners of such plots with limited use (easement) are obliged to provide access to communications, this significantly reduces the attractiveness of such land,” the specialist warns.
Nothing will disturb the peace and quiet of suburban life if the plot for the house is located “on the second or third line from the main roads,” Rakuta continues. “At the same time, it is best if it has a regular square or rectangular shape and a smooth relief.”
The following factors that are worth paying attention to are the presence or absence of communications, transport accessibility and “view from the window”. “The site should be able to connect at least to electricity and gas supply, and a good highway should lead to it. And the location of the site on the shore of a lake, river or on the edge of a forest makes them one of the most expensive,” the expert stressed.
You will also have to spend a lot of time studying the neighborhood map, visiting the local administration, you will need to get to know the neighbors, inspect the site at different times. “But all the inconveniences and costs will eventually allow you to choose exactly the site you need,” Rakuta concluded.
