— The most active modern trend, which is relevant for any construction sector, is digitalization. It is being implemented at all stages: from design, where the capabilities of three-dimensional digital modeling (BIM) are used, to the connection of artificial intelligence algorithms in sales. AI systems allow you to more accurately predict and calculate possible risks and costs, assess the prospects for the need for discounts and even investments in the future demolition of an object during renovation. Agree, this is much more profitable than counting everything manually the old-fashioned way.

Developers are actively using digital services to predict the dynamics of demand for apartments in a particular location — depending on the season, the prospects for the construction of roads and social facilities, and the improvement of neighborhoods. Simply put, buyers began to pay more attention to responsible consumption, the thoughtfulness of the object, the quality of the materials used and how safe they are for the consumer and nature. Therefore, any modern development project, if it claims to be modern, should include the presence of separate garbage collection, a variety of motion sensors and control of resource consumption (for example, water and heating), energy-efficient solutions in decoration.

Of course, it is also important to surround the project with nature. So, the closer parks, squares and forests are to the new building, the more likely it is to attract wealthy buyers focused on purchasing a more expensive property.

The fourth trend is related to the above — functionality. Buyers are more likely to purchase housing that does not have unnecessary unused areas — for example, wide corridors and halls, unheated loggias. The space in a modern house should be functional: without unnecessary furniture, with a logical neighborhood of rooms (so that there is not a toilet, but a room near the kitchen) and thoughtful additional areas (storerooms, balconies, dressing rooms, etc.).

The fifth trend that intersects with the previous ones is the introduction of an innovative approach to the architecture of projects. Or a design that provides for the harmonious integration of a new object into an existing building.

The sixth trend is attention to the needs of customers. First of all, it is the thoughtfulness of the territory adjacent to the new building. For future residents of the house, it is most important whether there will be a good, modern playground near it, whether the developer has provided sports equipment or a place for walking with dogs.

It is clear that the advantage is given to those projects in which built-in kindergartens, shopping facilities and parking lots are declared. Fitness centers, medical services and the maximum range of household services – from food delivery to laundry – will also be important for buyers in premium housing.

Let’s also add a relentless attention to safety — this trend persists all the time. The situation remains unsettled both in megacities and in small towns. Therefore, developers should not spare money on video surveillance systems, access control for cars and pedestrians to the territory of the residential complex and the connection of additional security opportunities for residents. Also, a fully fenced yard becomes an excellent option for organizing a house-side area.
