According to the preliminary results of April, the demand for apartments in the primary market of the St. Petersburg agglomeration increased by 37% compared to the same period last year. The volume of transactions, according to analysts, amounted to 7.4 thousand. Such data is provided by the St. Petersburg Real Estate Consulting Center.
In the first four months of this year, 25.9 thousand apartments were sold (+40% compared to the same period last year), while from month to month there was a positive trend in demand — from 5 thousand transactions in January to 7.4 thousand transactions in April.
“While demand is still supported by preferential programs, high interest in them remains in the second quarter. After the completion of the state program, the market will begin to rebuild, various factors will influence the development of events — new mortgage conditions, the introduction of targeted support measures, the size of the key rate,” said Olga Trosheva, director of the St. Petersburg Real Estate Consulting Center.
Also, according to the expert, against the background of changes in the mortgage market, developers offer installment programs with attractive conditions for buyers, including without price increases, with the ability to fix the cost of an apartment and a down payment of 20%.
The average offer prices for the first four months of the year did not show strong fluctuations, the increase in the mass market class was about 1.1%. At the end of April, the average price in St. Petersburg was 237 thousand rubles, in the Leningrad region 148 thousand rubles.
