Consumer interest in St. Petersburg is shifting towards budget new buildings

An analysis of applications for May–June 2025 showed that interest in affordable housing in new buildings in St. Petersburg has increased significantly. According to the real estate agency Pride Group, about 20% of all buyer requests related to the purchase of apartments at an affordable price.

Experts note that demand is concentrated not only in traditionally low-cost areas, but also in locations previously considered promising for comfort class. This indicates an increase in customer sensitivity to price, even to the detriment of the usual choice parameters such as transport accessibility or infrastructure.

Among the key signs of this trend is the interest in apartments “from the developer” and ready—made finishing solutions. This combination makes it possible to save on intermediaries and reduce additional repair costs. In addition, more and more buyers are paying attention to quick—delivery projects – the opportunity to move in in the coming months is becoming an important competitive advantage.

According to Alexey Bondarev, CEO of the Pride Group real estate agency, the restoration of interest in the economy segment is due to mortgage restrictions and an increase in the overall price level. With high rates and declining purchasing power, customers are returning to the “less is better, but your own” formula.

As a result, developers are increasingly having to adapt their supply to the new demand structure. Rational layouts, a small area, basic finishes and a price below the market average become factors determining the success of the project.
