Balconies and loggias in new buildings may become a luxury in the future

St. Petersburg developers are gradually abandoning the construction of balconies and loggias, according to the construction company Community Solutions.

According to the developer, in new buildings in St. Petersburg, about 50% of apartments are rented with a balcony or loggia, whereas in the entire secondary up to 65% of such premises. The share of housing with these structural elements will continue to decline, and in the future they will be treated as a luxury item.

“It is unprofitable for developers to erect balconies or loggias: their cost is comparable to general construction, and when selling a loggia or balcony, a reduction coefficient of 0.3-0.5 applies. To compensate for losses, the developer includes them in the price of the apartment, which actually increases the cost of a square meter,” explains Vasily Timofeev, CEO of Community Solutions.

Developers are not allowed to completely get rid of balconies or loggias by fire safety regulations, according to which apartments in houses above 10 floors, starting from the fifth, should be equipped with them. However, these rules can be legally circumvented by making special security zones inside the building, for example, near elevator halls or stairwells, as well as equipping the house with additional fire extinguishing systems.

In the houses that were rented in the period 2015-2020, about 80% of the apartments had balconies and/or loggias. Gradually, the number of such apartments decreased, reaching 55% in 2023. According to the developer, this trend is only getting stronger in 2024.
