Apartments in new buildings in St. Petersburg have fallen in price

Moscow, St. Petersburg and Krasnodar have become leaders among the largest cities in Russia in reducing the average cost per square meter in new buildings. Izvestia writes about this.

Experts of the federal company “Floors” reported that in these three cities over the past month, the average price per square meter showed negative dynamics and decreased by 2.2%, 2.1% and 0.8%, respectively.

So the average cost per square meter in new buildings is influenced by a number of factors. First of all, there is an increased interest in apartments in houses at the final stage of readiness, these objects are actively being withdrawn from the market, which leads to a decrease in the share of apartments with a more expensive price per square meter. Plus, the market is now dominated by buyers who do not buy starter housing, but improve their living conditions by purchasing larger housing, where the price per square meter is also lower than in studios and studio apartments.

Experts also note a reduction in the limits on preferential mortgages in Moscow and St. Petersburg, which also influenced the price correction. Banks also began to cancel commissions for granting preferential loans, which also had an impact on the cost of apartments.

At the same time, in other major cities of Russia, there has not yet been a decrease in housing prices. On the contrary, cities like Novosibirsk, Yekaterinburg, Perm, Ufa and Kazan showed a monthly increase in the average price per square meter in new buildings.
