— No, under such conditions, it is impossible to obtain a residence permit on the basis of TAPU, because since May 5, 2020, the threshold for real estate investments has been increased in Turkey. You can apply for a tourist residence permit, but for Russians, there are now almost 100% refusals for such requests.

For a residence permit for TAPU, the cadastral and estimated value of the object should be at least $ 75 thousand, if we are talking about large cities such as Istanbul, Ankara, Izmir, Antalya, Mersin, etc. (31 cities in total). In this case, the applicant is obliged to live in the apartment on his own. The country monitors who is registered and lives at the specified address. Accordingly, it will not work to deceive. If you invest in an apartment(s) at the construction stage, it is impossible to get a TAPA.

However, there is a way out — to formalize ownership through the certification of the purchase and sale agreement. There will be nuances here: all real estate objects must be in one contract. This means that you need to buy at the same time and, at least, from one developer, the number of objects can be any.
