In St. Petersburg, the share of apartments purchased without a mortgage increased to 20 in the first half of the year%

At the same time as the number of mortgage transactions increased in the first half of 2024, the number of equity agreements signed without attracting loans also increased. In St. Petersburg, 4,063 such transactions were concluded from January to June, which is 75% more than last year, analysts at GloraX estimated. At the same time, the share of such sales in the total structure reached 20%.

At the same time, the number of mortgage transactions in St. Petersburg increased by 11% over the 6 months of 2024 compared to the same period last year. At the same time, despite the decrease in the share of mortgage sales by 6 percentage points, it remains high and amounts to 80%. According to analysts, if we compare not with the first, but with the second half of 2023, the picture is somewhat different: the second half of last year was 77% more successful in terms of the number of mortgage transactions, but the mortgage—free loan was 14% less than in January – June 2024.

In Moscow, the situation is almost similar compared to January — June 2023, Glorax says. So, in 6 months, the number of mortgage transactions in the primary capital housing market increased by 3%, and their share in the total sales structure decreased by 2 percentage points. In total, 72% of apartments were bought on credit in January — June. The number of mortgage-free housing units in Moscow (within the old borders) in the first half of 2024 amounted to 7,565, which is 13% more than in the same period last year. For comparison: in the second half of 2023, a mortgage was taken out in Moscow by 69% more than in the first half of 2024, and the mortgage-free mortgage was 13% more.

GloraX analysts attribute the undulating dynamics of demand and a decrease in the share of mortgage transactions in the sales structure in 2024 to a tightening of the limit on preferential mortgages in December 2023, when the loan amount for the capital regions was halved to 6 million rubles, and the initial payment was increased to 30%. In addition, developers have become more active in developing alternative programs: installments and trade-in. At the same time, due to lower prices, preferential mortgages in St. Petersburg were still more affordable than in Moscow, which explains the higher proportion of mortgage transactions.

“After adjusting the preferential mortgage program and reducing the loan limit to 6 million rubles, it began to be used mainly for the purchase of studios and studio apartments that fit the budget for the new parameters,” commented Sergey Gusev, director of the analytics and Pricing Department at GloraX. — In order to purchase more expensive lots, St. Petersburg residents began to use installments and other mechanisms more often, so the number of transactions without a mortgage began to grow, and the share of mortgage transactions in the sales structure began to gradually decrease. We will certainly see an increase in this trend after July 1, 2024.”
