Istanbul’s Ataturk Airport will become the Ataturk National Park
Before the opening of the new international airport, the main one in Istanbul for a long time was the Ataturk Airport. Located in the European part of the city, it occupies one of the best and most extensive land plots within the city, while having good transport accessibility. The total area of the airport is 8.5 million square meters, of which about 5.2 million square meters will be allocated for the national park. The remaining 39% of the area will house an airport for military, cargo and government needs.
Landscaping program of the territory
The most significant transformation of the territory will be the planting of about 132,500 trees. There are not many examples of such a large—scale landscaping program in the world, and none within the megalopolis. These new trees will allow subsequent generations of the population of the surrounding areas to live next to the “lungs of the city”. The territory of the national park will be divided into functional spaces. While some will come here to admire the natural environment and get some fresh air, others will seek here for recreation, entertainment, sports and interesting activities at numerous points of attraction.
The natural area of the park will not be limited to the forest, but will also have access to the sea. Along the corridors passing through the coastal zone, it will be possible to go to the new 885-meter pier overlooking the Marmara Sea. These two components of the park will provide a wide natural diversity that cannot be estimated in one day. According to the city authorities, the new national park will attract more than 1 million visitors per day and will become one of the most attractive sites in Istanbul, like the Central Park in New York.
Local residents and the cost of real estate
Local residents and small businesses will benefit enormously from this project. The surrounding areas will not only become the greenest in Istanbul, they will also have landscaped courtyards. Since the airport was already one of the most convenient hubs in Istanbul’s transport system, residents will appreciate the easy accessibility of areas near the park. These two qualities are not cheap in any metropolis.
Local businesses will find many opportunities to work in the park. Employees of companies with offices in the surrounding area will be able to enjoy relaxing in the park during their lunch break and after work. Due to the significant reduction in the number of flights arriving and departing from the terminals, local residents will also benefit from reduced noise and air pollution.
Now is really the time to get involved in this actively developing project. New, large-scale housing projects are facing opposition from local residents, as they fear that they will be displaced from their homes. Therefore, housing in new buildings is quickly becoming scarce. And the closer the completion of work in the park is, the higher the demand will be, and therefore the cost of real estate. Based on this, we would recommend buying housing in these areas of Istanbul now, while the reconstruction work has just begun.
Places of attraction, events and public spaces of the park
Everyone understands the attractiveness of the natural area, which combines a green forest and a blue sea. But what about the infrastructure? First of all, for residents of the surrounding areas, the park will provide a newly opened modern hospital, a nursing home and many playgrounds for children and youth.
Many living spaces for recreation and entertainment will be open to the general public. In the sports complexes it will be possible to play tennis, football, basketball, ice skating and many other sports. Workout areas, paths and paths in the open air will allow people to play sports for their own pleasure. A library, a lecture hall, study/work rooms and a museum complex will be built for those interested in educational programs. This will allow you to receive practical education in the field of aerospace, technology, humanities and more within the campus.
The park will also become a venue for large-scale events. There will be venues for international exhibitions and other municipal events, and parking will be organized. The park will also have an outdoor amphitheater and scenic areas for music and entertainment events. It is planned that out of 5.2 million square meters. The m of the park will take up a little less than half of the place of attraction.
Surrounding areas and real estate
Sefakey, Floria, Atakey, Bakyrkey and Yeshilkey make up the areas around the national park, which will be most directly affected by the reconstruction of the airport. Throughout the history of Istanbul and the existence of the airport, many of these areas have already been fully formed and bring huge profits from real estate located within their borders.
The exception to this trend are the areas north and northwest of the borders of the old airport. Most of these territories are located in the Sefakei area. These are the areas with the most affordable housing stock at the moment, from those directly adjacent to the new national park.
Over the past 5 years, we have seen that many savvy developers have snapped up real estate around the airport in the run-up to this project. Then the prices were very attractive, as there were only rumors about the reconstruction of the airport. Now that this has become a reality, developers will be able to make significant profits. But since construction is just beginning, private property buyers will also be able to make a solid profit.
We advise you to hurry up!
