In August, the minimum number of mortgages for the construction of private houses was issued

In August, mortgages for the construction of private houses accounted for only 2% of the total number of all loans issued. A significant part of them still fall on preferential programs, although it is difficult to use them in the country market

In August, mortgages for the construction of private homes in Russia accounted for 2.3% of the total number of housing loans issued. For these purposes, 1.9 thousand mortgages were issued during the month, the total number of mortgage loans amounted to 83.9 thousand. The current share of loans for housing and communal services is the lowest in the entire history of observations, and over the past month it has decreased by 2 percentage points. Such data are provided in an analytical study by Frank RG, which was reviewed by the editorial board.

In monetary terms, the gap is less noticeable. The share of housing and communal services in terms of loans issued for the construction of private homes accounted for 10.3% of the total volume of all August mortgages: 38.6 billion rubles against 376 billion rubles. The average loan amount for residential housing in August amounted to 5.5 million rubles, during the month it decreased by 4.4%, the study clarifies.

In August, the volume of loans issued for residential housing decreased by 36% compared to July 2024. The decline in indicators occurs despite the fact that the segment of lending for the construction of private homes is considered one of the fastest growing, analysts say. However, after the cancellation of the general preferential mortgage and the change in the terms of the family mortgage, the private housing market suffered more than others.

So, according to the new rules of the family mortgage program, it is possible to take out a loan on preferential terms for the construction of a private house only if the construction is carried out under a contract using escrow accounts. However, the law authorizing such a scheme will work only in March 2025, now only some contractors use this method as part of the experiment from Dom.RF. However, despite the difficulties with concessional lending, 40% of loans in the structure of all mortgages issued for residential housing in August accounted for preferential programs, the study says. We are mainly talking about loans approved earlier.
