No matter how fantastic it may sound, analysts say that Moscow and Dubai have equaled the volume of high-rise housing under active construction and implementation. But apart from the volume, there is no similarity between the two cities
High-rise construction began in Dubai in 1979, and recently Dubai has been among the world’s top cities with the tallest buildings. Ten years ago, residential buildings in Moscow rarely rose above the 25th floor. However, from the series “amazing nearby”: today Moscow and Dubai have equaled the volume of construction of residential skyscrapers! It sounds almost implausible, but a joint study by Aeon Development and the real estate agency NF Dom (part of the NF Group) insists*: both there and there are 5.8 million square meters of high-rise housing in the active stage of construction and implementation.

The average number of floors of houses under construction in the capital is 28.7 floors (against the all—Russian 18.9 floors), and the tallest house with residential units currently being built in Russia is precisely the Moscow 91-storey apartment building.
However, Moscow and Dubai may have the same volumes, but their contents are completely different. According to calculations by Aeon Development and NF Dom, 73 projects are being implemented on the shores of the Persian Gulf, in which 54.2 thousand apartments have been designed. There are much fewer projects near the Moskva River and in the vicinity – only 54 complexes with skyscrapers of business, business+, premium and deluxe classes, but there are much more offers in them — about 93 thousand apartments and apartments. This is primarily due to the difference in square footage: in Dubai, the lot area is on average 45 square meters larger than in Moscow (106 squares versus 61.7).
At the same time, as emphasized in the study, although in Dubai the average area of the lot sold is at the level of 108 square meters, the maximum demand (53%) falls on studios (with an average area of 38 squares) and one-bedroom apartments (on average 73 squares). In Moscow, the double format prevails in the structure of transactions — 35% of purchases, another 28% are for one—bedroom housing, 20% are occupied by three-bedroom apartments, only 11% are studios, and even less (6%) are options with four or more bedrooms.
