The difference in price between apartments and apartments in Moscow has increased, according to a study by analysts of the real estate company Metrium. The increase in the cost gap is explained by the fact that the price of apartments is rising, while apartments are getting cheaper. In the first quarter of 2024, the cost of apartments increased by 4.7% (+11.5% per year), amounting to 332 thousand rubles per square meter. The price of apartments, on the contrary, decreased by 0.7% over the quarter (-3.3% over the year) — up to 267 thousand rubles per 1 sq. m, the study clarifies.
Such dynamics, according to Metrium, is due to the entry of new projects into the market. In the first quarter, the Evopark Sokolniki apartment complex and new buildings in Aquilon Signal were released with a price below the market, which affected the average cost, analysts said.

In 2024, developers plan to commission 182 buildings in 55 residential and business-class apartment complexes in Moscow. Relative to 2023, the rate of housing commissioning will increase by 22.1% (182 vs. 149).
