Micro—apartments is a word that has appeared in the lexicon of builders recently. A lot of small-sized housing is being built because it is in demand on the market. This sad trend is due to a significant gap between the incomes of the population, which are actually declining, and rapidly rising housing prices.
In St. Petersburg and the nearest suburbs, studios are sold for 19 and even 16.8 square meters, and the average area is 24 square meters.
And recently, the Moscow authorities unexpectedly decided to ban the construction of apartments with an area of less than 28 “squares”. This caused a sharp increase in demand for small-sized housing in new buildings. According to thematic services, demand for micro-apartments in new buildings in Moscow jumped by 23% immediately after the ban was introduced.
Most curiously, on the eve of the ban, the supply of such housing on the market also increased. Housing with an area of up to 28 square meters in Moscow began to offer 4% more.
And now micro-apartments account for 16% of the total volume of primary housing in Moscow. This is significantly higher than the national average, where the share of facilities with an area of up to 28 square meters does not exceed 11%.
Well, the paradoxical craving of Muscovites for micro-apartments is being studied by officials and developers in other regions. We need to abandon the “human beings”
— Cities need to abandon micro-apartments, in the common people of “human beings”! It is necessary to increase the availability of real estate that is truly livable, and not just as a place to spend the night between work trips,” says MSK1.EN Founder of the Real Estate Academy educational center Ivan Chiginev. According to him, micro-apartments do nothing but harm the modern urban environment.
— In high-rise buildings with studios, “traffic jams” begin already at the elevator. It is problematic for residents to leave the yard or the adjacent territory in the morning, and in the evening it is difficult to stop by and find a parking place. It is impossible for emergency services to get into a crowded courtyard. And from the point of view of the urban economy, such houses put an excessive load on the utility networks, the expert argues.
The main beneficiaries of such terrible architectural and design solutions are not the authorities or residents at all, but greedy developers. After all, a square meter in a micro-apartment is more expensive, and construction costs are lower.
“At the same time, studios so popular nowadays do not meet the standards set by Russian President Vladimir Putin: to provide Russians with housing of at least 33 square meters per person by 2030,” says Chiginev.
A blow to demographics
Alexey Krichevsky, the author of the Telegram channel “Economism”, also recalls that micro-apartments are a blow to the Russian demography:
— You just can’t live in a 20-meter studio with children. I still want to believe that they have come to their senses at the top, especially in the Ministry of Construction. We looked at the floor plans of new buildings and were horrified not to see a single three-room apartment in a number of residential complexes.
This bias is explained precisely by the greed of developers. Krichevsky explains: one three—bedroom apartment is about four micro-apartments, but the cost of these studio apartments will be at least twice as much as three. Isn’t this why the revenue and net profit of top developers have almost doubled over the past 5 years?
— Most likely, in the end, micro-apartments will not remain anywhere at all. Which, by the way, cannot be said about apartment complexes — de jure they are not housing, so it will be possible to continue making micro-apartments of 10-15-20 square meters there.
— It is believed that single people without children buy micro-apartments. Accordingly, they allegedly do not need “children’s” infrastructure: kindergartens, schools, clinics, playgrounds, sports centers. Developers, using such stereotypes and blurred social norms, could not lay down a “family” infrastructure in the project of the district, — real estate expert Anton Batalov exposes the tricks of developers. — But in practice, due to the high cost of spacious apartments, families with children live in both one-bedroom and micro-studios. As a result, we get densely populated residential complexes and tired parents who need to take their children to schools and kindergartens in other areas through traffic jams. It is problematic to decide on a second or third child in such conditions.
Ruslan Syrtsov, Managing director of Metrium, says that following Moscow, plans to ban micro-apartments have already been announced in the Leningrad Region and Yekaterinburg. Officials explain everything simply: it is necessary to provide Russians with spacious housing.
— However, the path to the realization of this task looks ambiguous, — reflects Syrtsov. — Avoiding the design of small-sized studios and one-bedroom apartments does not lead to increased availability of more spacious options. It is necessary to introduce new targeted mortgage programs, as well as provide preferences for developers who are ready to increase the average area of apartments in their projects.
Anton Batalov also adds the development of residential housing to the list of support measures (including subsidizing loans for the purchase of suburban housing).
— Today, in the Moscow region, you can buy a comfortable house with an area of 70-90 square meters with a plot at the price of a micro studio in the capital, — says the expert MSK1.RU — I am sure that if there are favorable conditions for obtaining a mortgage, many families would choose a country lifestyle. Moreover, modern cottage settlements with high-quality infrastructure are being actively built around large cities and the demand for houses in them is only growing.
