According to the Valley Estate real estate agency, the average cost of land in elite cottage settlements near St. Petersburg in the first half of the year amounted to slightly more than 1 million rubles per hundred. This is 11% higher than the average price according to the results of 2023.
By the middle of the year, the minimum cost of weaving in cottage settlements of the elite segment is about 800 thousand rubles. Such sites are located mainly in the Priozersk district of the Leningrad region in the location of Lake Sukhodolsky. The maximum price per hundred in the elite segment now reaches 1.9 million rubles. Plots at this cost are offered in the Repino-Leninskoye area.
The most in demand in elite cottage settlements are land plots with an area of about 15 acres. This is the best option for housing a household, landscaping, recreation areas and small architectural forms.
At the same time, according to Valley Estate, in the first half of the year, developers began to increase the volume of supply with plots of 8-10 acres. This trend may be due to both the desire of developers to sell land faster and the needs of buyers who are considering suburban real estate for a weekend vacation without burdening themselves with work on the site.
Small plots are especially popular in villages with diverse infrastructure, when you can spend your free time on a common area near your home. But the average cost of a hundred for such allotments is usually higher than for those that are larger in area.
– The increase in the value of land plots in elite cottage settlements is influenced by insufficient supply in the primary market. Part of the demand migrates to the secondary segment, where the price is formed more chaotically and is not tied to the stage of readiness of the settlement. But in general, the value of land in the market has now found a balance – there is no reason for a strong upward leap, but there are also no factors that can affect even a slight decrease in it. In the future, there will be smooth growth, without sharp fluctuations,” says Valentina Vetrova, founder of Valley Estate. – The formation of the price of plots in the elite segment is also influenced by an increase in demand. More and more property buyers are looking towards the countryside – both for life and for a new form of investment, when apartments or apartments have already been tested. With the appearance of new settlements announced in the elite segment – at least two next year – the average cost of land in the next year and a half may remain in the range of 1-1.2 million rubles per hundred.
ValleyEstate notes that as of the beginning of the second half of the year, about 350 land plots are offered near St. Petersburg in elite cottage settlements under construction.
