According to Mikhail Medvedev, CEO of the CDU Group, “In the first half of 2024, developers will adopt a policy of caution and build a new strategy for working in the real estate market.”

At the end of last year, the Central Bank of the Russian Federation introduced new conditions for issuing preferential mortgages. In order to slow down the rise in prices for new buildings, the government decided to cancel preferential mortgage programs from July 1, 2024. These changes primarily affected developers. Now it is important for market representatives to adapt to changes and build a strategy to maintain demand for real estate.

In January, the number of property buyers increased by 40%. According to experts, the changes will not affect the market, it will remain stable and develop moderately. Mikhail Medvedev, CEO of the CDU Group, spoke about the plans of developers for the first half of 2024:

“Since the beginning of the year, developers have been faced with the task of leveling the waves of the market and developing measures to combat the unknown. Innovations have led to an imbalance, and in order to avoid risks, we coordinate changes within projects and work directly with banks.

For 25 years, CDR facilities have been a sign of stability and quality for our customers. Despite the external changes in the market, we continue to work for citizens, developing favorable conditions for the purchase of real estate. In this half-year, we expect steady demand for the purchase of primary housing. Therefore, the CDP will put the houses into operation on a planned basis. Moreover, we are trying to hand over some of the objects ahead of schedule so that buyers receive the keys to the cherished apartment as soon as possible.”

In 2024, the secondary housing market has also undergone changes. The mortgage lending rate increased to 15%, the demand for purchases decreased significantly, and buyers began to prefer new buildings.
