
The launch of new business class facilities on the St. Petersburg market has decreased. There are several reasons for this. The first is the difficulty of coordinating urban planning documentation. The second is the shortage of land plots that are classically suitable for the business class segment. Taking into account the shortage of prestigious locations, business-class real estate is changing – say the experts of the construction company BASIS-SPB, which commissioned the residential complex Bely Ostrov in the Primorsky district in 2023.
Previously, the business class segment was defined by proximity to the center – and the most classic territories were Krestovsky, Petrogradsky, Vasilyevsky, Primorsky districts. Now experts are unanimous: more and more business class is moving away from central locations.
According to some data, the demand by districts is distributed as follows: Vyborg district: the locations of Chernaya Rechka — Lesnaya and Sosnovka are 35% of all transactions concluded in 2023. The second place is Vasilievsky Island, with 14% in demand. The third place is Petrogradsky district, 11%, the fourth and fifth are Krasnogvardeysky and Admiralteysky with 10%.
Evgenia Ruzhitskaya, Commercial director of the BAZIS-SPB construction company: “Our latest facility, the Bely Ostrov residential complex, is located in a reconstructed area a few minutes’ drive from Petrogradka. In 2020, when the project was launched on the market, it was, although well-equipped and prestigious, but the periphery. Now, with the distribution of business class in remote areas, the location of the “White Island” becomes even more central. Of course, this is an advantageous position for us. Moreover, the area is really now as suitable as possible for a modern busy lifestyle.”
Experts of BASIS-SPB also note the tendency of blurring real estate classes: the concepts of “business lite” and “premium lite” appear.
Evgenia Ruzhitskaya: “Projects launched several years ago or just implemented, in comparison with other modern proposals, shift their status. For example, our residential complex Bely Ostrov in the general section turns out to be close to the center, and due to its content, architectural style, philosophy of an eco-friendly lifestyle, the development of its own and external infrastructure, the quality level is approaching the premium-lite level.”
