According to the results of the first half of 2024, the volume of supply in the primary market of service apartments in St. Petersburg showed positive dynamics compared to the same period in 2023 (+22%) and amounted to 108,000 square meters, or 3.6 thousand units.

From January to June, five new facilities entered the market, as well as the second building of the complex already on the market. The total area of the new offer was 22.8 thousand square meters (more than 740 apartments).

In total, according to the results of the first half of 2024, 42 service apartment complexes were exhibited in the primary market of the Northern capital. The total design capacity of the objects for sale was 441 thousand square meters, or 15.4 thousand lots. Of these, 74% were apartment complexes managed by seven large companies. Over the year, they increased their share by 6 percentage points. The share of the remaining CC ranged from 0.2 to 4.4%.

According to the results of the first half of 2024, the average area of the exhibited lot was 29.9 sq. m, having decreased by 1.4 sq. m over the year.Studios remained the most common format in the offer structure, accounting for 77% of the total number of apartments on sale.

In the first half of 2024, low purchasing activity was observed in the primary market of service apartments in St. Petersburg:From January to June, 935 units with a total area of 25.7 thousand square meters were sold, which is 8% less than the number of transactions and 6% less than the area of lots sold during the same period in 2023.A decrease in consumer activity has been observed in the service apartment market since the beginning of 2022. Nevertheless, in 2023, the market showed signs of recovery, with the implementation of 2.5 thousand transactions. However, the volume of demand in 2023 did not reach the peak of 2019-2021, when about 4 thousand apartments were sold annually. The high figures of those years were due to both the significant volume of supply and the increased interest in new housing formats on the market during that period.

The average area of the apartment sold in the first half of 2024 was 27.5 sq. m, which is comparable to the value of the first half of 2023. The share of studios in the demand structure was 87%.

Depending on the object, the investor may have access to one of three main mechanisms (or a combination of them): guaranteed income in the form of fixed monthly payments, regardless of the load of the apartment, or two options for flexible profitability – the boiler method as a share of the total revenue of the entire pool of lots under management and an individual method as a percentage of actual revenue a specific apartment.”
