The average down payment on a mortgage in Russia increased by 6.7 percentage points in February, amounting to 37.2%, follows from the review of Domklik analysts provided to the editorial office by the press service of Sberbank. The statistics include mortgage transactions by Sberbank.
The maximum amount of the initial payment, according to Domclick, was noted in the secondary market — 42.9%; in the primary segment, the figure was 29.5%. Among the preferential programs, the largest down payment was noted for the program with state support — 34.4%. For the rest of the state programs, the picture is as follows:
By region, the highest rates in the primary market were recorded in Saratov (44.4%), Yaroslavl (41.9%) and Belgorod (39.8%) regions, the lowest in the Republic of Tyva (20.3%), the Chechen Republic (22.1%) and the Magadan Region (22.2%).
Moscow is the leader in the secondary segment (52.5%). The top 3 also included St. Petersburg (50.5%) and Nizhny Novgorod Region (48.5%). The minimum indicators are in the Magadan region (30.7%), the Republic of North Ossetia —Alania (31.8%) and the Amur Region (32.5%).
Domclick notes that the increase in the down payment is partly due to the wider use of housing subsidies. It is possible to increase the amount of the initial contribution through the use of maternity capital, and the prevalence of preferential programs in the regions encourages more often to use this subsidy to improve housing conditions,” comments Alexey Leypi, trend director of the Domklik division of Sberbank.
The growth of the indicator is also confirmed by other market participants. The main reasons are the change in the parameters of preferential programs and the tightening of the Central Bank’s policy regarding the issuance of mortgages.
